With effect from 1 st August 2007, sellers are required by law to provide a Home Information Pack (HIP) to sell a property which has four or more bedrooms. This was extended to properties with three or more bedrooms from 10 th September and to two bedroomed and other properties from the 14th December. The requirement is that a HIP must have been ordered before the property is put on the open market. It is not necessary to have the HIP available but it must have been ordered. In 2008, the rules will become stricter and a HIP will have to be obtained before the property is placed on the market. We can obtain HIP's through our service providers at extremely competitive rates. We ourselves will not make charge for providing this service where we are instructed to act in connection with the sale of the property.
